Qatar’s largest Greenfield developer, Lusail City Real Estate Development Company (LREDC), will be handing over the Marina District to investors following completion of infrastructure development on the mixed-use site.
One of the 19 vibrant and integrated districts of the 38 square kilometres Lusail City, the Marina District will forever hold the distinction to be the first one to see properties developed at Lusail City, which is Qatar’s biggest single real estate project to date.
Featuring innovative design concepts and overlooking the marinas, the Marina District has been designed to become the pulsating heart of Lusail City and provide a stunning array of waterfront residential, mixed-use, commercial, and hotel spaces with large open areas leading to exciting waterfront promenades.
The Marina District – spread over 1.8 million sq. m – will be home to an estimated population of 30,000 residents and 50,000 workers, in addition to a destination for thousands of visitors. The developable area of the plots is approximately 1.2 million sq. m. The Marina District will be serviced by a light-rail transit network that will connect to the rest of Lusail city and underground stations; all linked directly to underground car parking facilities.
Following the handover to the investors to develop their plots, LREDC now turns its focus on delivering the Fox Hills district, ahead of the schedule handover.
Spanning 1.7 million sq. m and with nearly 1.2 million sq. m developable plots area, Fox Hills is designed as a refined and elegant medium density inner-city residential neighbourhood combining mixed-use buildings ranging from five to seven stories. Fox Hills will be split by Lusail City’s main commercial street, Commercial Boulevard, running from north to south and will be surrounded by beautifully landscaped naturally green parks that will provide walkable streets and pedestrian priority. The buildings in this neighbourhood will reflect exquisite modern interpretations of classic architecture.
Lusail City has been master planned to accommodate 200,000 residents, 170,000 workers and 80,000 daily visitors.
